Carly Zapernick

MDes Real Estate ’14


Carly has over 15 years of experience in the real estate industry. She started her career as a Development Associate at Great West Life Realty Advisors (GWLRA), an institutional advisory firm, based in Calgary, Canada where she worked on large mixed-use and industrial warehouse developments across Canada’s Prairie Region on behalf of the British Columbia Investment Corporation (BCI). In 2016, BCI internalized their real estate function and formed QuadReal, a global real estate investment firm with $94B AUM today. Carly joined QuadReal’s Calgary office shortly after its formation and continued to focus on development in Canada. During her time there, Carly delivered a $250M mixed-use apartment and Marriott Residence Inn project, +3M square feet for Amazon and +1M square feet of purpose-built warehouses for other multi-national distribution tenants. In 2022, Carly took the opportunity join QuadReal’s USA platform and transferred to Los Angeles to help establish their newest American office. In this role, Carly was responsible for development oversight of multi-family, student housing, industrial and data center developments across the USA where QuadReal has LP equity investments. 

Following QuadReal’s acquisition of CA Student Living (CASL), now Article Student Living (Article) in 2023, Carly was seconded to help inform the go-forward development strategy for Article. With a fondness for the student housing asset class, Carly joined Article on a full-time basis in 2025 as Managing Director, Construction & Development where she oversee the team responsible for sourcing, planning and constructing developments in Power 4 college markets. Carly graduated with a Bachelor of Commerce (with Distinction) from the University of Alberta (Canada) and a M. Des in Real Estate from Harvard University.
