Daniel Cunningham

Daniel Cunningham serves as Principal and Owner of Development Preservation Consulting LLC, an advisory firm focused on affordable housing in all facets, founded in 2022.  He provides expertise to, among others: a national affordable housing not-for-profit company which is a significant affordable housing owner, as well as a not-for-profit integral in the creation of mixed-income neighborhood trusts throughout the country. In addition to these roles, as of November 2022, he is the Executive Director of the Community Preservation Trust, as part of the College Park City-University Partnership, dedicated to making a difference in the affordable housing challenge in College Park, Maryland. 

Prior to these roles, Mr. Cunningham served from 2019 to 2022 as the Chief Investment Officer for the Housing Partnership Equity Trust (HPET). He was responsible for HPET’s real estate portfolio strategy and execution, leading the deployment of capital in multifamily housing and working with HPET’s partners in the selection, acquisition, and management of properties, and he was integral in the sale of a majority of the organization's common shares to a large family office.  Prior to HPET, Mr. Cunningham served for six years as Senior Vice President at PNC Real Estate in Washington, D.C. where he oversaw all loan originations for East Coast-based owners and developers of multifamily properties. From 2008 to 2012, he was Vice President in the real estate investment group of ULLICO, Inc., Silver Spring, Maryland, overseeing originations, portfolio management, real estate owned, workouts, and asset surveillance. Cunningham has also held key management positions in affordable housing and real estate finance at Wells Fargo, Fannie Mae, Bank of America, and Citicorp.

He holds an A.B. from Harvard College and a Masters in Management (Finance and Real Estate) from MIT’s Sloan School of Management.  Daniel is a member of ULI's Urban Revitalization Council (Blue), a founding board member of the Harvard Alumni Real Estate Board, and a member of the Leadership Council and Real Estate Advisory Committee of Jubilee Housing, a local, DC-based not-for-profit.
