CRE Distressed Debt Fundamentals and Modeling Workshop
The two-day intensive course introduces the basic framework of Commercial Real Estate (“CRE”) investment through a lens of distressed situations. An interactive pedagogy utilizes a case study of a realistic CRE distressed debt situation to provide participants with a framework to analyze underlying characteristics of the collateral, devise valuation techniques for a non-stabilized asset, and translate key loan terms into extensive financial modeling. 

Multiple workout and resolution scenarios are introduced and then extrapolated directly into advanced multi-variate modeling techniques, all of which is pertinent to evaluating the acquisition of CRE distressed debt. 

The course concentrates on those issues most pertinent to evaluating the acquisition of CRE distressed debt coupled with a substantial component of sophisticated financial modeling. In addition to the representative case study, supplemental reading materials will be utilized to bring forth legal, valuation, strategic, and other key considerations typical in CRE workouts. Common characteristics of and factors that lead to distress will be addressed. 

Participants should be prepared to discuss the supplemental reading assignments and the case materials, both of which are made available in advance. 

Prerequisite coursework and/or direct work experience within real estate finance, property valuation, CRE capital markets, negotiation, and real property law are strongly encouraged.  The course is recommended for those participants with a meaningful quantitative background, relevant financial modeling, and/or legal experience.
